Why Class 4 pays on a commercial asset

On a single home the Class 4 upgrade is a nice-to-have. On a 40,000 square foot institutional roof it is a financial decision: the premium credit applies every year, the deductible you avoid on a marginal hail event is five or six figures, and the disruption you avoid on an occupied building does not show up on any invoice at all. We price the Class 4 option next to the standard system so ownership can see both numbers before committing.

Getting the carrier credit actually applied

Underwriters do not take a contractor's word for it. We supply the manufacturer's Class 4 certificate naming the exact product installed, dated installation photos, and the final invoice — the package your agent submits to have the wind and hail credit applied. The credit amount is set by your carrier and policy, not by us, so confirm the figure with your agent before you make the upgrade decision.

Where shingles end and membrane begins

Most institutional buildings are mixed assemblies — a pitched shingle field with a low-slope section over an entry canopy, a mechanical well, or a rear addition. Class 4 shingles belong only on the pitched portion. The flat sections get TPO, PVC or modified bitumen, and the transition between them gets detailed properly. That junction is where the majority of the leaks we are called out to diagnose actually originate.

UL 2218 drops a two-inch steel ball onto the shingle twice in the same spot from twenty feet. A Class 4 rating means the mat did not crack or split — the highest of the four impact classes. It is a laboratory rating, not a guarantee against every hailstone, but it is the benchmark carriers recognize.
