The property

Goldberg B'nai B'rith Towers has been part of Southwest Houston for nearly five decades. The first nine-story tower opened in 1978, followed by the second in 1982. Today the community includes 302 residences and serves primarily elderly residents, including residents with disabilities, through HUD-subsidized housing.

For a property like this, roofing work is not simply about replacing a worn surface. People live directly beneath the work, and many depend on the building's mechanical systems, accessibility and day-to-day reliability. Protecting the building envelope means protecting the residents and the property management team responsible for them.

The challenge

This TPO reroof covered the roof section directly above the building's mechanical room. What made the project particularly important was the roof's relationship to the surrounding windows. The window assemblies connect directly into the roofing system, meaning the new membrane could not simply terminate at the wall — the roof-to-window transition had to function as one continuous waterproof system.

The existing roof showed the wear expected on a building of this age. At the same time, portions of the original metal flashing and counterflashing remained part of the building's architecture and were to be retained rather than replaced.

What we did

We installed the new white TPO roofing system and carefully carried the waterproofing into the window interfaces so water would not have an opportunity to migrate behind the roofing assembly.

The existing metal flashings and counterflashings were carefully removed during the work and then reinstalled using the original components. That allowed us to complete the new roofing system while preserving the building's existing metal details.

The finished roof tells the story visually: clean field membrane, deliberate penetration details, crisp perimeter work and continuous transitions where the roof meets the building.
