Ready to sell? Start at the roof. Carlos points to a luxury North Houston home for sale.

Before the photos. Before the price. Look up.

Your roof is part of the first impression you're selling.

Buyers notice the kitchen. Inspectors notice the roof. Your photos show both.

Before your realtor schedules photography or you commit to a listing price, know whether your roof needs a wash, a tune-up, or a replacement.

The three questions before you list

Dark algae streaking on a residential roof
01

Is it dirty?

Streaks don't photograph well.

Visible algae, dirt, and dark staining can make an otherwise well-maintained home look older. If the roof is structurally sound, professional soft washing may be the simplest improvement you make before photography.

Typical soft wash: generally $1,000–$2,000 depending on roof and home conditions.

Pro tip: Clean the roof, downspouts, and any splash staining near the base of the home. And yes, look at the mailbox too. Buyers do.

Is the roof only 5–8 years old?

Don't replace a good roof. Prove it's good.

A roof tune-up reviews penetrations, flashing, vents, fireplace areas, and sealants that take a beating in Texas heat. P91 also provides inspection documentation you can include with your realtor's property information.

Is the roof older or already raising questions?

Know the answer before the buyer's inspector does.

A roof problem discovered after contract can become a negotiation problem. Get the condition and replacement pricing before you establish the value of the home.

Keep it: inspection, maintenance, and documentation. Replace it: fresh reroof and extended workmanship protection.

Price with the roof in mind

Would you rather price around the roof now or renegotiate it later?

Option A

Sell with the existing roof

  • Know its condition
  • Tune up if appropriate
  • Provide inspection documentation
  • Price the home intentionally

Option B

Reroof before sale

  • Striking curb appeal
  • Fresh appearance in photography
  • Reduce a major inspection objection
  • New manufacturer warranty
  • P91 workmanship protection
  • Transfer the value of a recently improved major home system

Every home and transaction is different. P91 does not promise a sale-price increase or return on investment.

Workmanship matters after the sale

A warranty is only useful if someone answers the phone.

Many Texas roofing workmanship warranties last only one or two years, and they matter only if the contractor remains in Texas and stays in business.

P91 offers up to five years of workmanship protection with annual P91 inspection and maintenance—with no transfer restrictions.
